Strong Sales to Close 3rd Quarter for Neal Communities

SARASOTA, Fla., October 1, 2009 – Home Sales continue their record-setting pace at Lakewood Ranch-based Neal Communities. In September, the company wrote 28 contracts for new homes versus 6 during September 2008. This exceeds the company’s goals and puts total contracts for 2009 at more than 250, well ahead of the 126 contracts during the same time period in 2008.

“The sales activity in September was spread throughout the Neal neighborhoods and price points,” emphasizes Neal Communities Sales Director David Hunihan. “In fact, we even sold a home in the Greystone neighborhood of The Country Club, where prices range from $600,000 to more than $1 Million.”

In the Lismore neighborhood, also in The Lakewood Ranch Country Club, the homesites were sold out, just three months after the new model opened.

“Lismore has enjoyed resounding success since launching our new pricing and floor plans at the end of May,” explains New Home Sales Representative Patricia Fitzsimmons. “I’ve sold out of all of the homes as of the end of August 2009 — 24 homes in three months!” Fitzsimmons will now be selling homes in the Edenmore neighborhood.

So far in 2009, about 30 percent of Neal Communities’ sales are in The Lakewood Ranch Country Club. Just less than 50 percent of sales are in the workforce-priced market. The other sales are distributed throughout the market segments.

“We are pleased to be out in front of the market turnaround,” states Neal Communities’ Pat Neal. “We’re at the bottom of the trough. We’ll never see opportunities like this again. I’ve experienced real estate market cycles for 40 years and can definitely see the boom ahead.”

Current Manatee Association of Realtors’® market statistics for August show that homes for sale are down 43 percent (year over year); re-sales are up 118 percent; there is a six month supply of resale homes, and the area is approaching the lowest new home inventory in 15 years.
