A STRONG START IN 2010
Property sales in the Sarasota market were 58 percent higher in January 2010, over January 2009, and pending sales were also strong, topping the 800 mark. We continue to be encouraged by the consistent number of pending home sales, indicating where sales will be for the next few months. The strong pending sales reports offer an idea of the sales momentum, let us know the buyers are definitely here, and assist to further reduce our area’s overall housing inventory.
In Naples, January home sales increased 51 percent compared to January of 2009, while pending home sales in the $500,000 – $1,000,000 price range increased 165 percent for the same time period. Another positive market indicator is that the average days on the market decreased by 12 percent for single family homes in the $300,000 to $500,000 range.
Pending home sales in the single family arena, as well as condo’s, remained strong in January, with 718 contracts on properties under $300,000, for an increase of 81 percent. Single family pending sales increased 61 percent to 511 contracts in January, versus 317 in January 2009.
With inventory on the decline and a renewal of strength in the mid priced condo market, there is continued optimism for real estate market stabilization on the Paradise Coast.

The 2009 National Association of REALTORS® International Buyers Profile states well over a third of REALTORS® in Florida indicated an increase in international clientele during 2009. The majority of international clients were from a relatively few number of countries. Canada, the United Kingdom, Mexico, India and China accounted for a large share of foreign real estate purchases. International buyers focused their attention on the Southern region of the US, which comprised 47.1 percent of foreign purchases.
